Why Do The Wealthy Invest in Real Estate?

The wealthy say Real Estate is a good investment. During a recent survey it was found that over half of millionaires and 40 percent of affluent investors, those with $100,000 in assets excluding real estate and employer retirement plans, or approximately 25 percent of the U.S. population, surveyed believe that real estate is good investment. That's because they practice what they preach. While about 67 percent of American residents own a home, and one in ten people of all economic backgrounds own a second home. But among the wealthy, nine out of ten own some sort of real estate investment accounting for one-third of their portfolio, and most (52 percent) report that despite a softening housing market, their real estate investments have increased over the last year.

So, why in “this” market are the wealthy investing in real estate? While you are asking yourself questions like; How long is this recession going to last? When will the stock market rebound? Where has my 401k gone?... many investors are trying to relocate their wealth to other investment vessels. What is a good option? One obvious answer is investing in real estate.

But before we go further, let’s briefly explore the cause of this harsh real estate recession. First, the boom. The cause of this real estate boom can be summarized with one word: Greed. Greedy lenders created special loan programs that allowed even the financially unqualified and financially uneducated borrowers to purchase a home. This artificially escalated real estate prices because anyone can buy a very expensive home. Then, greedy Wall Street geniuses created special bonds to help buy and sell these unhealthy loans. And lastly, greedy real estate investors bought, flipped, and sold the majority of the properties (40% of homes were bought and sold by real estate speculators during the real estate boom) which further inflated the prices.

Now, the bust. Once the activity started slowing down, the prices started to decline. The interest rates on the special loans started to adjust and homeowners could no longer afford to pay the significantly higher monthly payments. Refinancing is no longer possible because there is no equity in the home and the special loan programs no longer exist. Homeowners are stuck with not being able to make the high monthly payments and are unable to sell the home because the value is much lower. The property forecloses, the bank repossesses it, and then resells it at a significantly lower price. This snowball effect continues on and it drags down the prices of all the properties around it.

Why is it such a great time to invest in real estate? Since 2005, property values in some areas have fallen 40%-60% in value and there are currently tens of thousands of homes in foreclosure in all over the U.S. Multi family homes selling for $500k in 2005 are now selling for $200k in 2009. Condos selling for $200k in 2005 are now selling for $60k in 2009. It is a great time to invest in real estate because the properties are actually cash flow with a high return on investment and property values are extremely depressed due to the high number of foreclosures.

Today, a savvy investor can start diversifying their investment portfolio and start building long term wealth by taking advantage of the low prices of foreclosed homes. There are many advantages and benefits to owning investment property. To name a few: tax benefit, passive income, high ROI – 15%+, leveraging purchase power through loans, other people paying your debt, appreciation over time, building equity and nest egg, financial freedom, repeatable – easily duplicate what you are doing to multiply your wealth.
